Wyndham Single-Family Floorplan Description – Elevation C:
The two-story Wyndham features three front elevation options and starts with 2,721 square feet of living space with four bedrooms, two baths, a two-car, front-entry garage, and an unfinished basement.
Main Level Included Features:
- Front Porch – included only with Elevation C, this porch spans the front left side of the home to the garage on the right side.
- Foyer Entry – the two-story Foyer is accessed from the front porch, included on Elevation C. Immediately on the right upon entering is a coat closet with double doors, and to the left is an opening into the formal Living Room. Continuing straight into the foyer – a turned staircase to the second floor is off to the left and a powder room sits to the right. The foyer hallway continues past the doorway to the unfinished basement on the left, and ends at the opening to the Kitchen and Breakfast area. The Foyer area includes hard-surface flooring.
- Powder Room – includes hard-surface flooring and a pedestal sink facing a toilet.
- Living Room – Dimensions are 12-feet, 3-inches by 17-feet, 2-inches. The formal Living Room is located in the front left corner of the home, just off the Foyer, and includes carpet flooring, triple windows on the front wall overlooking the front porch, and an opening to the formal Dining Room on the back wall.
- Dining Room – Dimensions are 11-feet, 9-inches by 14-feet, 11-inches. Located in the back left corner of the home, behind the Living Room and to the left of the Kitchen, the Dining Room includes carpet flooring and double windows on the back wall. There is a drywalled opening from the lower right corner of the room into the Kitchen.
- Kitchen – Dimensions are 10-feet, 11-inches by 11-feet, 3-inches. Situated in the center rear of the home between the Dining Room and the Breakfast Area, the Kitchen includes hard-surface flooring. The L-shaped design starts along the Dining Room wall and features a 36” refrigerator space, stove, and countertops with cabinets above. The cabinets and countertops wrap around to the right along the back wall. The dishwasher is next to the double sink, which has a window above that faces out to the back yard.
- Breakfast Area – Dimensions are 9-feet, 4-inches by 15-feet, 1-inch. An extension to the kitchen area, this space includes hard-surface flooring and a sliding glass door to the back yard on the rear wall.
- Family Room – Dimensions are 13-feet, 5-inches by 18-feet, 11-inches. Accessed from the Breakfast Area, and located in the right rear corner of the home, the entrance to the family room area includes two decorative columns on either side. (the entrance spans the length of the Breakfast Area) The Family Room includes carpet flooring, and double windows on the rear wall.
- Pantry – Located off of the Breakfast Area and adjoining the Powder Room and rear wall of the Garage, the Pantry includes hard-surface flooring and L-shaped wire shelving.
- Laundry – Accessed from the Breakfast Area, or from the Garage, the Laundry includes hard-surface flooring and hookups for a washer and dryer.
- Two-Car Front Entry Garage – Situated on the right side of the home, Garage dimensions are 20-feet by 21-feet, 8-inches. The Garage includes one large door and has an extension off the rear that adjoins the family room on the rear wall, and a doorway to the laundry on the left wall.
Main Level Optional Features:
- Optional Morning Room – Dimensions are 14-feet, 11-inches by 11-feet, 5-inches. The Morning Room extends off the rear of the home behind the Kitchen, creating a half wall above the double sink, and Breakfast Area. There is a sliding glass door on the left side wall, 3 large windows on the rear wall, and double windows on the right side wall, perpendicular to the Family Room.
- Optional 2-foot Breakfast Area Extension – Extends the rear wall 2-feet, changing the dimensions to 9-foot, 4-inches by 17-feet, 1-inch.
- Optional 4-foot Breakfast Area Extension – Extends the rear wall 2-feet, changing the dimensions to 9-foot, 4-inches by 19-feet, 1-inch.
- Optional Living Room Windows – Includes two windows, separated on the left side wall
- Optional Living Room Fireplace – Centered on the left side wall. Optional Living Room Windows would flank this Fireplace.
- Optional Dining Room 45-Degree Walk-Out Bay Window – Located on the left side wall, the angled bay window includes one center window, along with a window on either side angled at 45 degrees. (this bumps out the room as well)
- Optional Family Room Fireplace – Centered on the rear wall.
- Optional Family Room Rear Windows – In lieu of included double windows on the rear wall, these optional windows are separated toward the rear corners, and would flank the Optional Fireplace.
- Optional Family Room Side Windows – adds two windows on the side wall, separated toward each corner.
- Optional 2-foot Side Extension – Family Room and Garage Side. Dimensions of the Family Room are now 15-feet, 5-inches by 18-feet, 11-inches. Dimensions of the Garage are now 22-feet by 21-feet, 8-inches.
- Optional Kitchen Island – this L shaped island includes and L-shaped overhang backing to the Breakfast Area and wrapping around to the Foyer area.
- Optional Mud Room – Extends the Laundry Room all the way across the rear of the Garage. (Garage no longer has bump-out in rear) Access from the Garage is moved to the back left corner. This room includes hard-surface flooring and hookups for a washer and dryer on the right, exterior wall.
- Optional Study – Converts the Living Room to a Study by enclosing the entrances from the Foyer with a double door, and the entrance to the Dining Room with a double door.
Upper-Level Included Features:
- The L-shaped staircase empties onto a second floor Loft, facing the right side of the home. Turning Left from the top of the staircase, and left again, the entrance to the Owner’s Bedroom is straight ahead on the left side of the home. Following a hallway straight toward the right of the home, Bathroom Number 2 is sits on the left, a closet with double doors is on the right, and Bedrooms 2 and 3 are straight ahead on the right side of the home. Carpet flooring extends throughout the entire second floor, with the exception of the bathrooms.
- Loft – an open banister extends from the top of the staircase toward the front of the home, around the front of the Loft which looks down into the foyer below. On the right side of the Loft is a double-door closet with wire shelving.
- Owner’s Bedroom – Dimensions are 13-feet, 1-inch by 15-feet, 1 inch. Located in the left rear corner of the home, the owner’s bedroom includes triple windows on the rear wall. Toward the front of the home is a small hallway leading into the Owner’s Bathroom. On either side just before the entrance are double Walk-In Closets on either side, each measuring 4-feet, 2-inches by 6-feet, 2-inches.
- Owner’s Bathroom – Located in the front right corner of the home, the Owner’s Bath includes hard-surface flooring. On the left, exterior wall is an enclosed water closet with toilet, and a linen closet with double doors. On the opposite side of the room, with wall adjacent to the Foyer, is a shower stall with corner shelves, and a double bowl vanity. On the front wall are double windows looking out to the front of the home.
- Bathroom Number 2 – Located on the rear wall of the home between Bedrooms 3 and 4, Bathroom Number 2 includes hard surface flooring, a double-sink vanity, toilet, and tub/shower combination with corner shelves.
- Bedroom Number 3 - Dimensions are 12-feet, 10-inches by 11-feet, 6-inches. Located in the right rear corner of the home, there are double windows are on the back wall, and a closet with sliding doors on the left side wall adjacent to Bathroom Number 2.
- Bedroom Number 2 – Dimensions are 14-feet, 5-inches by 11-feet. Located in the right front corner of the home, behind the Garage, there are double windows on the right side exterior wall, and a closet with sliding doors on the opposite wall, adjacent to the Loft closet.
- Bedroom Number 4 – Dimensions are 10-feet by 10-feet, 8-inches. Located at the rear of the home between the Owner’s Bedroom in the rear left corner, and Bathroom Number 2, this bedroom includes a single window on the rear wall, and a closet with sliding doors on the right side wall, adjacent to Bathroom Number 2.
Optional Upper-Level Features:
- Optional Luxury Owner’s Bath – a soaking tub replaces the closet with double doors, and the shower stall on the opposite side of the room gets smaller to accommodate a linen tower next to the double sink vanity.
- Optional 2-Foot Owner’s Bedroom Extension – extends the rear wall. Dimensions are now 13-feet, 1-inch by 17-feet, 1-inch.
- Optional Tray Ceiling in the Owner’s Bedroom
- Optional 2-Foot Rear Cantilever Extension – Owner’s Bedroom and Bedroom Number 4 Only. Owner’s Bedroom dimensions are now 13-feet, 1-inch by 17-feet, 1-inch. Bedroom Number 4 dimensions are now 10-feet by 12-feet, 8-inches.
- Optional 2nd Floor Laundry – Situated on the right side of the loft, and adjoining the closet in Bedroom Number 2, this reduces the Loft area to accommodate. The doorway is straight ahead from the top of the stairs. Hookups for a washer and dryer are located on the front wall adjacent to the foyer.
Lower-Level Included Features:
- Unfinished Basement – Includes a 4-foot by 4-foot egress window well in the left rear corner that faces out to the rear of the home. The areas underneath the porch and garage are not excavated.
Lower-Level Optional Features:
- Optional Finished Rec Room – Dimensions are 33-feet, 1-inch by 14-feet, 3-inches. This finished area is L-shaped and situated along the left rear of the home and extending toward the front toward the L-shaped staircase to the main level.
- Storage & Utility Rooms – with the Optional Rec Room, an unfinished Storage Room extends across the front, left side of the home. An unfinished Utility Room is on the right side of the home, behind the unexcavated area underneath the garage.
- Optional Bathroom Number 3 – situated in the rear right corner of the Optional Rec Room, this bathroom includes hard-surface flooring, a tub/shower combination with corner shelves, toilet, and single sink vanity.
- Optional Flex Space – Available with the Optional Rec Room, the Flex Space is located in the rear right corner of the home. An egress window well is on the rear wall, and a large closet with double sliding doors spans the width of the room on the opposite wall adjoining the unexcavated garage area.
- Optional Media Room – Available only with the Optional Morning Room and the Optional Rec Room, the area underneath the Optional Morning Room can be finished into a Media Room.
